To get this fix the right way, I'll have to install a new Exhaust Fan and also all conduit will be EMT metal type plus a new cover and I'll update the GFCi outlet where it was connected.

Hi, I just lock at the attic Fan, the motor doesn't work at all, that should be inside install not outside .
The whole installation is pretty bad; the conduit is in pretty bad shape because the heat of Vegas that should be Metal Conduit not PVC type..
Also the outlet where they grab the power needs water proof cover.
